A home inspection is usually scheduled after the buyer has made an offer on a home.

As a buyer you may want to include an inspection clause in your home purchase agreement , making the purchase of the home contingent on an inspection.


A seller may want to schedule an inspection prior to placing the house on the market , this gives the seller a opportunity to improve the condition of the house before selling.

What is a HOME INSPECTION

A Buyer`s Edge home inspection is a objective visual examination of the physical structure and systems of a home. It does not appraise the market value of the home nor does it verify local code compliance. The inspector will check the condition of the structure-from the roof to the foundation. The inspector will assess the condition of your heating , cooling , plumbing, and electrical systems. The inspection report informs the buyer of the condition of the home and the amount and necessary maintenance that may be required.

1. Attic: Look for evidence of leakage, check the condition of the rafters, subroofing , and insulation.
2.Bathrooms: Examine plumbing fixtures, check for malfunctioning flush valves and inadequate water supply.

3.Walls and Ceilings: Check for cracks, holes, and evidence of water penetration.

4.Air conditioning: Operate ,examine, and check cooling efficiency.

5.Main Electric Panel: Examine breakers/fuses , wiring and overall adequancy of main supply.

6.Furnace: Operate and examine burners, thermostat, filter , etc.

7.Plumbing: Examine condition of water heater, water lines, and waste/sewer lines.

8.Basement: Look for signs of dampness , settlement, and incorrect drainage.

9.Roof: Examine , look for damage , and determine approximate age.

10.Beams and Foundations: Check for cracks, settlement and general structural soundness.
